That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The materials used to the construct the garage hereby approved shall be as per the submitted and approved Design and Access Statement, unless written consent is obtained from the Council stating otherwise. The garage will be painted black within 1 month of its erection. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6, CON7 and H13 of the South Oxfordshire Local Plan 2011.

The garage hereby approved shall be used only for purposes incidental to the use of 2 Church Meadows as a dwellinghouse. The garage shall not be occupied as accommodation, or used for any commercial or business purposes. Reason: To protect the character of the residential area and to safeguard the amenities of neighbouring residential occupiers, in accordance with policies CON7 and H13 of the South Oxfordshire Local PLan 2011.
