Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That prior to the commencement of any development, sample panels of all materials to be used in the construction of the walls of the buildings, and the boundary walls, shall be constructed on site. No development shall commence until the sample panels have been approved in writing by the local planning authority, and the development shall thereafter be constructed in accordance with the approved sample panels.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.
That the roofs of the buildings shall be covered with plain clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.
That the new access to the site shall be formed, laid out and constructed strictly in accordance with the Oxfordshire County Council¿s Highway specifications.
Reason: In the interests of highway safety and convenience in accordance with Policy T1 of the South Oxfordshire Local Plan.

That the existing access to the site shall be closed within three months of the formation of the new access, in accordance with details submitted with the application, and shall be retained as such.
Reason: In the interests of highway safety and convenience in accordance with Policy T1 of the South Oxfordshire Local Plan.
That other than those trees specified on the plans accompanying the application to be removed, all trees on the site shall be retained for a period of three years from the completion of the development.
Reason: To protect the amenity of the area in accordance with Policies G2 and C9 of the South Oxfordshire Local Plan.
That prior to the commencement of any development, a method statement shall be submitted to and approved in writing by the Local Planning Authority. Such statement should include details of protection of the trees during the course of development, in accordance with BS 5837, the use of re-inforced lintels over the tree roots around affected trees, the digging of foundations by hand, and the arrangement of arboricultural supervision.
Reason: To protect the amenity of the area in accordance with Policies G2 and C9 of the South Oxfordshire Local Plan.
That no boundary wall shall be erected unless full structural details of the proposed construction has been submitted to and approved in writing by the Local Planning Authority. The walls shall be constructed in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan.
That all plant, machinery and equipment (ie.swimming pool pumps) to be used by reason of granting this permission shall be installed, maintained and operated so as to ensure that the rating noise level from the equipment does not exceed the background noise level at the boundary of the premises. Measurement and rating of noise for the purposes of this condition shall be in accordance with BS4142 (1997) ¿Method for rating industrial noise affecting mixed residential and industrial areas¿.
Reason: To protect the occupants of nearby residential properties from loss of amenity due to noise disturbance in accordance with Policy EP1 of the South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, G6 and D2 of the South Oxfordshire Local Plan.
That notwithstanding the provision of the Town and Country Planning (General Permitted Development ) Order 1995 (or any order revoking and re-enacting that Order), no windows/rooflights shall be inserted in the roof of the garage facing in a south west direction (rear elevation) without the prior grant of planning permission from the Local Planning Authority.
Reason: To protect the amenity of the adjoining property in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.
That the greenhouse and pool building shall be constructed with softwood, painted frames.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.
