That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That notwithstanding drawing 227/06, the rendering on brick outer wall of the south west elevation wall is not acceptable. The external finish of the extension shall be constructed of bricks to match that of the rear walls of the existing building and thereafter to be retained as such. The materials used to construct the roof of the proposed extension must match that used for the roof of the existing building and thereafter retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON7 and H13 of the South Oxfordshire District Plan 2011.

That the materials to be used for the external windows and doors shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON7 and H13 of the South Oxfordshire District Plan 2011.
