Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby approved shall be erected in complete accordance with the approved drawing, including its part sinking below ground level as shown on the approved drawing, and thereafter permanently retained.
Reason: To ensure a satisfactory appearance and to protect the setting of the listed building, in accordance with Policies G2, G6, CON5 and H13 of the South Oxfordshire Local Plan.
That the external walls and roof be constructed and finished in accordance with samples of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences.
Reason: To ensure a satisfactory appearance and to protect the setting of the listed building, in accordance with Policies G2, G6, CON5 and H13 of the South Oxfordshire Local Plan.
The garden building hereby approved shall be used only for purposes incidental to the use of 4 The Row as a dwellinghouse. The building shall not be occupied as accommodation, or used for any commercial or business purposes.
Reason: To protect the character of the residential area and to safeguard the amenities of neighbouring residential occupiers, in accordance with Policy H13 of the South Oxfordshire Local Plan.
That all new windows, external doors and rainwater goods of the development hereby approved shall match those of the main dwellinghouse in type, design and external finish.
Reason: To ensure a satisfactory external appearance, and to protect the setting of the listed building in accordance with Policies G2, G6, CON5 and H13 of the South Oxfordshire Local Plan.
