Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the fabric of the listed building is properly protected during the repair and construction works. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

A detailed design for the new staircase with drawings at a scale of 1:20 (section and elevation) shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any work. Thereafter the works shall be implemented as approved and retained as such. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

Detailed drawings for the proposed new windows and doors at a scale of 1:20 and 1:5 (section and elevation) shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any work. Thereafter the fenestration implemented shall be as approved and retained as such. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

Details of roof insulation shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any work. Thereafter the insultation shall be implemented as approved and retained as such. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
