That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The materials to be used in this development shall be as specified on the plans, application forms and supporting documents submitted with the application. No other materials shall be used unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the buildings in accordance with Policies G2, G6, C2, D1, and H13 of the South Oxfordshire Local Plan 2011.

The staff accommodation hereby approved shall only be used by staff employed at Dame Alice Farm or for ancillary residential purposes incidental to the enjoyment of the existing dwelling. Reason: A separate use of the building would not be appropriate in this location in accordance with Policies G2, G6, D1, and H6 of the South Oxfordshire Local Plan 2011.
