That, having regard to the length and height of the proposed extension and its proximity to the boundary with number 11 Catslip, the proposed development would have an oppressive and overbearing impact on the rear rooms and garden of No.11, to the detriment of the residential amenity of the occupiers. As such the development would be contrary to Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan and section 4.6 paragraph EX5 of the South Oxfordshire Design Guide.

That, having regard to the size of the extension in relation to the original property, and to the inappropriate details of design, the extension would significantly harm the character and appearance of the original building and neither preserve nor enhance the character and appearance of the Chilterns Area of Outstanding Natural Beauty, contrary to Policies G2, G6, C2 and H13 of the adopted South Oxfordshire Local Plan and section 4.6 paragraph EX2 of the South Oxfordshire Design Guide.
