Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.

That the proposed rooflights shall be conservation style and thereafter so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies C2 and CON7 of the South Oxfordshire Local Plan.

That the rooflights proposed in the side (south) elevation of the extension shall be inserted with a cill height of not less than 1.75 metres above finished first floor level. Reason: To prevent overlooking in accordance with Policy H13 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the south elevation of the extension other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the Suoth Oxfordshire Local Plan.

That all new windows, external doors and rainwater goods shall match those of the existing building in type, design and external finish. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.
