Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H4 of the South Oxfordshire Local Plan.
That the existing fence, trees and hedge along the boundary with Paradise Farm along the existing access to the Coach House shall be retained and shall be protected during the course of construction in accordance with details to be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the South Oxfordshire Local Plan.
That no development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995.
Reason: To secure the proper planning of the locality in accordance with Policies G2 and H4 of the South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in any elevation of the new dwelling other than those expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the South Oxfordshire Local Plan.
That no vents, flues or chimneys shall be inserted or erected on the east elevation of the new dwelling.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the South Oxfordshire Local Plan.
That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health in accordance with Policy D11 of the South Oxfordshire Local Plan.
That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing.
Reason: In the interests of public health in accordance with Policy D11 of the South Oxfordshire Local Plan.
That the parking provision shall be as shown on the drawings submitted with the application, all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy D2 of the South Oxfordshire Local Plan.
That prior to the commencement of the development hereby approved, a sample panel of brick and flint shall be erected on the site and approved in writing by the Local Planning Authority.
Reason: To secure the proper planning of the locality in accordance with Policies G2, G6 and H4 of the South Oxfordshire Local Plan.
