Conditions / Refusal Reasons
That, having regard to the location of the site close to the busy junction of the B4009 (Lower Road), the B4445 (Thame Road) and Mill Lane and to the likelihood that a food take-away use will lead to a considerable number of vehicles parking close to the site on the public highway, the proposal would result in additional vehicle movements that would constitute a hazard to highway safety. As such the proposal would be contrary to Policy T8 of the Oxfordshire Structure Plan 2016 and Policies T1 and T2 of the adopted South Oxfordshire Local Plan 2011.

That insufficient information has been submitted with the application to satisfactorily demonstrate that the proposal would not unacceptably impact upon the residential amenities enjoyed by the occupiers of neighbouring dwellings, particularly the first floor flat above in terms of excessive odour and noise. In this way the proposal would be contrary to Policies G2, EP1 and EP2 of the adopted South Oxfordshire Local Plan.
