That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, or and Order revoking or re-enacting that Order, no new or additional fences, gates, walls or other means of enclosure, shall be erected on any part of the land, except in accordance with a comprehensive plan first approved in writing by the Local Planning Authority. Reason: To protect local amenities and safeguard the rural character of the area which lies within the Chiltern Hills Area of Outstanding Natural Beauty in accordance with Policies G2, G4, C2 and C4 of the South Oxfordshire Local Plan 2011.

That the area used for the parking of cars shall be limited to the area outlined in blue on the plan accompanying the application. Reason: To protect local amenities and safeguard the rural character of the area which lies within the Chiltern Hills Area of Outstanding Natural Beauty in accordance with Policies G2, G4, C2 and C4 of the South Oxfordshire Local Plan 2011.

That the surface of the land shall not be resurfaced with any material other than gravel or turf, except in accordance with a comprehensive plan first approved in writing by the Local Planning Authority. Reason: To protect local amenities and safeguard the rural character of the area which lies within the Chiltern Hills Area of Outstanding Natural Beauty in accordance with Policies G2, G4, C2 and C4 of the South Oxfordshire Local Plan 2011.

That the area outside that specified for the parking of cars, as defined on the plan accompanying the application shall not be resurfaced, except with turf, except in accordance with a comprehensive plan first approved in writing by the Local Planning Authority. Reason: To protect local amenities and safeguard the rural character of the area which lies within the Chiltern Hills Area of Outstanding Natural Beauty in accordance with Policies G2, G4, C2 and C4 of the South Oxfordshire Local Plan 2011.
