Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: In the interests of the visual appearance of the buildings in accordance with Policies G2, G6, D1 and H13 of the South Oxfordshire Local Plan 2011.
That all new windows, external doors and rainwater goods shall match those of the existing dwelling in type, design and external finish.

That notwithstanding the Town and Country Planning (General Permitted Development) Order 1995 (or any subsequent revision), no openings shall be inserted in the east elevation of the garage building unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interests of the amenity of the neighbouring property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
The garage building shall be used only for purposes incidental to the residential use of the dwelling known as Brindles, 5 Rotherfield Road. No trade, business, commercial enterprise, or independent residential use of any kind whatsoever shall take place from or within the building.
Reason: In the interests of the amenity of the surrounding area in accordance with Policies G2, G6, D1 and H13 of the South Oxfordshire Local Plan 2011.
