That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That window details at a scale of 1:10 [elevations and sections] and lead details at a scale of 1:1 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. The windows shall be single glazed with authentic leaded lights to match the existing. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON 3 and CON 4 of the South Oxfordshire Local Plan.

That the glazing details to the south west elevation shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON 3 and CON 4 of the South Oxfordshire Local Plan.

That no flues, vents or pipework shall be installed into the building other than those shown on the approved plans. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON 3 and CON 4 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed other than those expressly authorised by this permission. Reason: To safeguard the character and appearance of the existing building and the area in general in accordance with Policy CON 3 of the South Oxfordshire Local Plan.

That the new first floor structure shall be both self supporting and self contained and details of this structure including the number and siting of any supporting columns shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. Reason: To safeguard the character and appearance of the existing building and the area in general in accordance with Policy CON 3 of the South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved, details of the proposed treatment of the existing stone floor shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building and the area in general in accordance with Policy CON 3 of the South Oxfordshire Local Plan.
