Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s). Reason: In the interests of the visual appearance of the buildings in accordance with Policies G2, G6 and D1 of the South Oxfordshire Local Plan 2011.

A noise report shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The report shall cover noise from the changes to fixed plant at the premises (for example air conditioning and refrigeration) and must detail the noise produced by the plant, singly and in total at the nearest residential property and also detail the times and duration of operation of the plant. The report must be in accordance with 'BS 4142 (1997) Method for rating industrial noise affecting mixed residential and industrial areas'. If the approved noise report indicates that remedial measures are required, these measures shall be submitted to and approved in writing prior to the commencement of any development within the service yard of the site as shown on the approved plans. The approved measures shall be implemented as part of the development and thereafter retained. Reason: To protect the amenities of adjacent residential properties in accordance with Policies G2, G6, and EP2 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development details of any external lighting to be used in the areas around the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the extensions shall not be occupied until the external lighting has been installed in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the site and amenities of neighbouring occupiers in accordance with Policies G2, G6, EP3 and D1 of the South Oxfordshire Local Plan 2011.
