Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roof be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, C2 and G8 of the adopted South Oxfordshire Local Plan.

That with the exception of those trees and hedges that have to be removed in connection with the building of the dwelling and garage hereby permitted the existing trees and hedges shall be retained and properly maintained for a period of three years following completion of the development. Any trees or hedges which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed in the east or west elevations or roofslopes of the dwelling hereby permitted other than those expressly authorised by this permission. Reason: To protect the privacy of the neighbouring properties in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That the first floor bathroom windows in the east (side) and west elevations of the new dwelling hereby permitted shall be obscure glazed and thereafter so retained. Reason: To protect the privacy of the neighbouring property in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any works plans of the site showing existing and proposed ground levels and levels of the proposed dwelling shall be submitted to and approved in writing by the Local Planning Authority. Such levels shall be shown in relation to a fixed and known datum point. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure that the work is carried out at a suitable level in relation to neighbouring properties and the highway having regard to amenity access, highway and drainage requirements in accordance with Policies G2, G6, H4 and D8 of the South Oxfordshire Local Plan.
