Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.
The garage hereby approved shall be used only for purposes incidental to the residential use of the dwelling known as Little Pastures. No trade, business, commercial enterprise, or independent residential use of any kind whatsoever shall take place from or within the building.
Reason: In the interests of the amenity of the surrounding area in accordance with Policies G2, G6, C2, D1, H6 and H13 of the South Oxfordshire Local Plan 2011.
No development or other operations shall commence on site until details of a tree and landscape protection scheme have been submitted to and approved in writing by the Local Planning Authority. The scheme shall include positions and specifications of temporary fencing to be erected and no excavations for services, storage of materials, parking of vehicles, excavation of soils or materials shall take place within the area designated as being protected. The approved tree and landscape protection scheme shall be carried out concurrently with the development of the site.
Reason: To ensure the protection of trees on and adjacent to the site in accordance with Policy C9 of the South Oxfordshire Local Plan 2011.
The existing hedging and trees on the south eastern boundary of the site shall not be lopped, topped, felled, lifted, removed, or disturbed in any way without the prior permission in writing of the Local Planning Authority.
Reason: To ensure the retention of existing vegetation that contributes to the environmental quality of the development and amenity of the neighbouring occupiers in accordance with Policies G2, G6, C2, C9 and H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any subsequent revision), no openings shall be inserted in the south east elevation of the development hereby approved unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interests of the amenity of the neighbouring property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
