The proposed first floor rear extension, by reason of its size, bulk and proximity to the south-western site boundary, would have an overbearing and oppressive impact on the ground floor kitchen window in the side of No.71 St Marks Road, resulting in loss of light and outlook to the detriment of the residential amenity of the occupiers. It would therefore be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2 and H13 and EX5 of Section 4.6 of the South Oxfordshire Design Guide.
