Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the garage hereby approved, have been submitted to and approved in writing by the local planning authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2 and H13 of the adopted South Oxfordshire Local Plan 2011.
That the materials to be used for the walls and roof of the extension hereby approved shall be of the same colour and type as those used on the existing building.

That the materials to be used for the doors and windows of the extension hereby approved shall be of the same colour and type as those used on the existing building.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the side walls or roof of the two storey rear extension hereby approved without the prior written consent of the Local Planning Authority.
Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.
Details of boundary treatment including any additional planting along the side boundaries of the approved garage shall be submitted to and approved in writing by the local planning authority prior to commencement and implemented within the first planting season following first use of the garage.
Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, C9 and H13 of the South Oxfordshire Local Plan 2011.
