That having regard to its excessive scale and bulk and to its inappropriate detailing, the proposed new dwelling would appear unacceptably prominent and intrusive in the street scene and out of character with neighbouring dwellings. In this way the proposal would be contrary to policies G2, G6, D1 and H4 of the adopted South Oxfordshire Local Plan and to advice contained in the South Oxfordshire Design Guide and guidance contained in PPS1 and PPS3.
That having regard to its excessive scale and bulk and to its proximity to the existing dwellings at numbers 66 and 70 St. Marks Road, the proposed new dwelling would appear unacceptably overbearing in the outlook from numbers 66 and 70 St. Marks Road, In this way the proposal would detract from the residential amenities enjoyed by the occupiers of these dwellings and would be contrary to policies G2, D4 and H4 of the adopted South Oxfordshire Local Plan and to advice contained in the South Oxfordshire Design Guide.
