Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the windows and doors of the proposed extension shall be of the same colour and type as those used on the existing house. Reason: To preserve the character of the house and the character and appearance of the Watlington Conservation Area in accordance with Policies G2, G6, H13 and CON7 of the South Oxfordshire Local Plan 2011.

That the materials to be used for the walls and roof of the proposed extension shall be of the same colour and type as those used on the existing house.
