Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the windows and doors of the proposed extensions shall be of the same colour and type as those used on the existing house. Reason: To preserve the character of the house and the character of the area in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That the materials to be used for the walls of the proposed extension shall be of the same colour and type as those used on the existing house. Reason: To preserve the character of the house and the character of the area in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That the bathroom window and landing windows in the side elevation of the proposed first floor extension shall be obscure glazed and thereafter retained as such. Reason: To protect the amenity of the neighbouring property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That notwithstanding anything contained in the Town and Country planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be inserted in the first floor of the proposed two storey rear extension, other than those expressly authorised by this permission. Reason: To preserve the character of the house, the character of the area and protect the amenity of the neighbouring property in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
