That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.

That prior to the commencement of the works, a tree protection plan should be submitted to and approved in writing by the Local Planning Authority. The plans should specify proposed tree protection measures, the use of pile and beam (no dig) foundations for the extension, indicate the position of any new service runs in accordance with NJUG10, and specify the extent of tree pruning proposed. The proposed works shall be carried out in accordance with the agreed tree protection measures. Reason: To protect trees of significant amenity value in accordance with Policies C2 and C9 of the South Oxfordshire Local Plan.

That prior to the commencement of the development, details of a suitable on-site means of drainage should be submitted to, and approved in writing by the Local Planning Authority. The scheme shall be implemented in accordance with the approved details. Reason: In the interests of public health and to avoid pollution in accordance with Policy EP7 of the South Oxfordshire Local Plan.
