Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H13 and C2 of the South Oxfordshire Local Plan.

That the plain clay tiles to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H13 and C2 of the South Oxfordshire Local Plan.

That the existing trees on the site shall be protected during development operations in accordance with the specifications contained the arboriculturalist report received on 13 April 2007. Reason: To protect the character and amenity of the area in accordance with Policies C2 and C9 of the South Oxfordshire Local Plan.

That within 21 days from the date of this decision a landscaping scheme showing previously existing and proposed land levels around the dwelling shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the character and amenity of the area in accordance with Policies C2 and C9 of the South Oxfordshire Local Plan.
