That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and D1 of the South Oxfordshire Local Plan.

That prior to the first occupation of the new dwelling, the new access to the existing dwelling, 21 Baskerville Road, shall be formed, laid out and constructed to the approval of the Highway authority strictly in accordance with the highway authority's specifications and that all ancillary works specified shall be undertaken. *Local Highway authority contact tel. for access works is 0845 310111. Reason: In the interests of highway safety and convenience in accordance with Policies G2 and D1 of the South Oxfordshire Local Plan.

Before the new dwelling is occupied, the parking areas for both the existing dwelling and the new dwelling shall be provided in accordance with the amended block plan received on 29 March, hereby approved and shall be constructed, laid out, surfaced (bound material), drained and completed. Thereafter the areas shall be retained unobstructed except for the parking of vehicles at all times. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2 and D2 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation in the proposed bungalow shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2 and D2 of the South Oxfordshire Local Plan.

The proposed 1.8m high boundary fences between the existing property and along the boundary with 19 Baskerville Road shall be erected prior to the commencement of the development and thereafter shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G6 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflightsshall be constructed in the new bungalow above ground floor level without the prior grant of planning permission from the Local Planning Authority. Reason: To prevent overlooking in accordance with Policies G2 and H4 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no extensions or roof alterations to the new dwelling shall be constructed without the prior grant of planning permission from the Local Planning Authority. Reason: To In view of the restricted nature of the site to safeguard the character of the area and the amenity of neighbours in accordance with Policies G2 and H4 of the South Oxfordshire Local Plan.
