Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No work shall take place until samples of the natural stone coping to be used in the construction of the works hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected and that the character of the surroundings are preserved in accordance with Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011.

Notwithstanding the drawings submitted with the application, detailed drawings of the conservatory framework, at a scale of 1:1 and 1:10 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. The works shall thereafter be carried out in accordance with the approved details. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011.

No work shall commence until a detailed specification of metal rainwater goods has been submitted to and approved in writing by the Local Planning Authority. The works shall thereafter be carried out in accordance with the approved details. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011.

That all new works and works of making good to the retained fabric whether internal or external shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON2 and CON5 of the South Oxfordshire Local Plan 2011.
