Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roof of the replacement porch hereby approved shall be submitted to and approved in writing by the Local Planning Authority before any work commences. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G2, G6, CON3, CON7 and H13 of the South Oxfordshire Local Plan.

That prior to the commencement of the works, joinery details for the replacement porch hereby permitted comprising sectional and elevation drawings at a scale of 1:10 shall be submitted to and approved in writing by the Local Planning Authority. Thereafter works shall only be carried out in accordance with the approved details. Reason: To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works, details for the glazing bars comprising sectional and elevational drawings at a scale of 1:1 shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall only be carried out in accordance with the approved details. Reason: To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the re-roofing of the canopy shall be submitted to and approved in writing by the Local Planning Authority before any work commences. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G2, G6, CON3 and CON7 of the South Oxfordshire Local Plan.

That no additional vents, pipes or flues other than those which are depicted on the plans hereby approved shall be fixed to any elevation of the building. Reason: To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That details of the specification and colour of the lime render shall be submitted to and approved in writing by the Local Planning Authority before any works commences. Reason: To safeguard the character of the building in accordance with Policies G2, G6, CON3 and CON7 of the South Oxfordshire Local Plan.
