Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building.

That all new windows, external doors and rainwater goods shall match those of the existing building in type, design and external finish.

The development hereby approved is an alternative to the development approved under application P05/E0290 and must not be constructed in addition to, or in conjunction with this earlier approval.
Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan.
