That the proposed garage extension, by reason of its bulk and massing, would result in an incongruous form of development that would be unduly prominent in the street scene and out of keeping with the semi-rural character of the surrounding area. The resultant building would therefore be contrary to the adopted South Oxfordshire Local Plan 2011 Policies G2, G6 and H13.

That the proposed garage extension, by inclusion of south-facing dormer windows, would result in the opportunity for overlooking of the adjacent rear garden of No.3 Rivermead Cottages, resulting in loss of privacy and residential amenity to the occupiers. The resultant building would therefore be contrary to the adopted South Oxfordshire Local Plan 2011 Policies G2 and H13 and EX5 of Section 4.6 of the South Oxfordshire Design Guide.
