Conditions / Refusal Reasons
The proposals are contrary to policies G6, H6, H13 and C2 of the adopted South Oxfordshire Local Plan and to advice contained in the South Oxfordshire Design Guide. Having regard to the excessive size, bulk and massing of the building, to the unsatisfactory details of design, and to its prominent siting on the frontage of the site, the proposals would result in an intrusive and unsatisfactory form of development that would dominate the front of the site and detract from the rural nature of the site which lies within an Area of Outstanding Natural Beauty. Furthermore, having regard to the excessive size of the building, the proposals would result in accommodation that could be used separately from the existing dwelling in an unsustainable location.
