Conditions / Refusal Reasons
That the proposal would involve the permanent loss of a grade 11 curtilage listed building. No information has been submitted to address the considerations set out in paragraph 3.19 of PPG 15 - Planning and the Historic Environment. In this way the proposal would be contrary to policy CON 1 of the adopted South Oxfordshire Local Plan.

That notwithstanding the loss of a curtilage listed building, the proposed replacement garage would, by virtue of its size, bulk and detailing, appear prominent and intrusive at the entrance of the complex of buildings known as Dean Farm and would detract from the setting of the surrounding listed buildings. In this way the proposal would be contrary to policies G2, G6, D1, C2 and CON 5 of the adopted South Oxfordshire Local Plan.
