The proposals are contrary to policies G6 and H13 of the adopted South Oxfordshire Local Plan and to advice set out in the South Oxfordshire Design Guide. Having regard to the position of the extension on the front of the dwelling, to its excessive size, inappropriate details of design, and unsatisfactory relationship with the existing garage, the proposals would result in an inappropriate form of extension that would detract from the form, character and appearance of the property and be out of keeping with the character of the area.
