Conditions / Refusal Reasons
That alterations to the existing building as proposed by amended drawing Nos. 0624/02A & /03A accompanying the agents letter dated 6th March 2007, including the removal of the pitched roof over the wood store and the reinstatement of the roof of the main store building; and the replacement of the existing garage door and first floor loft window to the front elevation with traditional side-hung oak ledged and braced boarded doors shall be undertaken within 6 months from the date of this planning permission. Reason: To protect the setting of the adjacent listed building and the character and appearance of the conservation area in accordance with policies CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That the garage and store building shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with policies D2 and H13 and Appendix 5 of the South Oxfordshire Local Plan 2011.

That the garage and store building shall only be used for purposes incidental to the enjoyment of the existing single dwelling house. Reason: To preserve the amenities of the occupiers of nearby properties in accordance with policy H13 of the South Oxfordshire Local Plan 2011.

That the roof of the main store building following the removal of the existing pitched roof above the wood store shall be reinstated with clay tiles and other materials to match as closely as possible the materials used in the existing building. Reason: To preserve the setting of the listed building; the character and appearance of the conservation area; and the natural beauty and distinctiveness of the Chilterns Area of Outstanding Natural Beauty in accordance with policies CON5, CON7 and C2 of the South Oxfordshire Local Plan.

That the proposed traditional side-hung oak ledged and braced boarded doors to replace the existing garage door and loft window to the front elevation of the building shall be dark stained to match the existing building and maintained as such. Reason: To preserve the setting of the listed building; the character and appearance of the conservation area; and the natural beauty and distinctiveness of the Chilterns Area of Outstanding Natural Beauty in accordance with policies CON5, CON7 and C2 of the South Oxfordshire Local Plan.
