Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a planting scheme to be submitted to and approved in writing by the Local Planning Authority shall be implemented as detailed within 12 months of the commencement of the approved development. Thereafter the approved planting shall be maintained in accordance with the scheme submitted, to the satisfaction of the Local Planning Authority. In the event of any of the hedge plants dying or being seriously damaged or destroyed during that period, a new hedge plant shall be planted within 12 months of the loss of the previous plant. Reason: To protect the amenities of the area and the appearance of this part of the Area of Outstanding Natural Beauty, in accordance with Policies G2, G6 and C2 of the South Oxfordshire Local Plan.
