The works permitted shall be begun not later than the expiration of three years from the date of this consent. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the demolition hereby permitted shall not take place before the contract for the carrying out of works of development has been made and planning permission has been granted for the development for which the contract provides. Reason: To secure a satisfactory development which conserves the appearance of the Conservation Area in accordance with Policy CON6 of the South Oxfordshire Local Plan.
