That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to commencement samples of the materials to be used for the roof and walls of the proposal shall be submitted to and agreed in writing by the Local Planning Authority. Reason: To protect the character of the area in accordance with Policies G2, G6, H13 and C1 of the South Oxfordshire Local Plan.

That the building hereby permitted shall not be used at any time other than as a garage and for purposes incidental to the use and occupation of '2 Hillside Cottages', and no part shall be used for habitable accommodation whatsoever. Reason: To protect the character and amenities of the area in accordance with Policies G6, H13 and H6 of the South Oxfordshire Local Plan 2011.

That no new openings shall be created in the proposed building without the prior written consent of the Local Planning Authority. Reason: To protect the character of the area in accordance with Policies G6, H13 and C1 of the South Oxfordshire Local Plan 2011.
