That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No development shall take place until samples of the walls and roofing materials to be used in the construction of the development hereby permitted have been submitted to and approved in writing by the local planning authority. Samples shall include stone, stonework, handmade clay bricks, brickwork, handmade clay tiles, lime rendering including mix and colour, lime wash and external joinery colour. Development shall be carried out in accordance with the approved details. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected and that the character of the surroundings are preserved in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That details of the type, design and finish of the doors and windows, including section and elevation drawings at a maximum scale of 1:5, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and thereafter implemented as approved. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That details of hard landscaping where concrete paths are to be replaced shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and thereafter implemented as approved. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the garage shall be retained for the parking of private vehicles only. Reason: To ensure that adequate on site parking is provided in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
