If all the works hereby granted planning permission (including the demolition of all unauthorised structures not forming part of the reservoir and the construction of the earth banks) are not completed in accordance with the details approved within 4 months of the date of this permission, the building which is the subject of this planning permission shall be demolished or dismantled to the existing adjacent ground level and all building and other materials resulting from the demolition or dismantling of the building shall be removed from the red edged area identified by planning enforcement notice WE05/025 within a period of 2 months thereafter. Reason: The reservoir hereby granted planning permission is proposed to be adapted from a building/dwelling which is unlawful and which is required to be demolished (or dismantled) by virtue of an enforcement notice dated 4 August 2005 (and upheld by an Inspector's appeal decision dated 21 June 2006). The reason why planning permission is being granted for the reservoir in the Green Belt and countryside is that the reservoir is stated to be required for agricultural purposes and the proposed development is acceptable only if all elements of the development are completed. If all elements of the development are not completed within the reasonable timescale being afforded to the applicant then the unlawful building should be demolished (consistent with the requirements of the enforcement notice dated 4 August 2005). This is in accordance with Policies GB2, H6 and E8 of the South Oxfordshire Local Plan 2011 and Planning Policy Guidance Note. 2 - Green Belts.

That the reinstatement of ground levels around the reservoir structure shall be undertaken to the height indicated on submitted drawing No.2A, using only the previously excavated material contained in the existing soil heaps indicated on submitted drawing No.3, such that the reinstated earth fill around the reservoir and in the area of existing soil heaps is graded to in a gently sloping natural land form commensurate with the levels of the surrounding land. Reason: To minimise the impact of the completed development on the character and appear of surrounding countryside and the Oxford Green Belt in accordance with Policies G2, G4, G6, C1, E8 and GB4 of South Oxfordshire Local Plan 2011 and Planning Policy Guidance Note. 2 - Green Belts.

That existing trees on the land shall be protected whilst development operations are in progress and in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of the same species shall be planted and maintained in a similar position or positions. Reason: To ensure the protection of important landscape features in accordance with policy C9 of the South Oxfordshire Local Plan 2011; and to minimise the impact of the completed development on the character and appear of surrounding countryside and the Oxford Green Belt in accordance with Policies G2, G4, G6, C1, E8 and GB4 of South Oxfordshire Local Plan 2011 and Planning Policy Guidance Note. 2 - Green Belts.

That the application building shall not be used or adapted for use for residential purposes or for any purpose other than a reservoir unless planning permission has first been sought and approved by the Local Planning Authority. Reason: To allow the Local Planning Authority an opportunity to assess the impacts of any future proposed change of use or development on the character and appearance of the surrounding countryside and the Oxford Green Belt in accordance with policies G2, G4, G6, C1, E8 and GB4 of South Oxfordshire Local Plan 2011 and Planning Policy Guidance Note. 2 - Green Belts.
