Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory and in accordance with Policy D1 of the South Oxfordshire Local Plan.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the existing property Mead Furlong as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H6 of the South Oxfordshire Local Plan.
That prior to its first use the proposed means of access onto the Reading Road (A329) shall be formed, laid out and constructed to the approval of the Highway Authority strictly in accordance with the highway authorities specifications and that all ancillary works specified shall be undertaken.
Reason: In the interests of highway safety and convenience and in accordance with Policy T1 of the South Oxfordshire Local Plan.
That before the proposed access is first used the existing access onto the Reading Road (A329) shall be permanently stopped up by the means of full face kerbing and the reinstatement of the highway verge and to the approval of the Highway Authority and thereafter shall not be used by any vehicular traffic whatsoever.
Reason: In the interests of highway safety and convenience and in accordance with Policy T1 of the South Oxfordshire Local Plan.
That the relocated garden pavilion (former annex) shall be occupied and used only in connection with and for purposes incidental to the enjoyment of Mead Furlong and for no other purpose whatsoever.
Reason: To safeguard the character of the area and in accordance with Policy H13 of the South Oxfordshire Local Plan.
