Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON7 and H13 of the South Oxfordshire Local Plan.

That, notwithstanding the details contained in the application, details of the joinery to be used in the extensions shall be submitted to and approved in writing by the Local Planning Authority, prior to works commencing on site. Reason: To protect local amenities and ensure the details of the development are satisfactory in accordance with Policies G2, CON7 and H13 of the South Oxfordshire Local Plan.

That, a scheme in accordance with BS5837 for the protection of the Hornbeam Tree at the front of the property be submitted and approved in writing by the Local Planning , prior to works commencing on site. The scheme should specifically address measures such as high fencing to avoid damage from scaffold installation and high sided vehicle deliveries. Reason: To safeguard trees which are visually important in accordance with Policies G2, CON7 and C9 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning General Development Order 1988 (or any order revoking or re-enacting that Order), no development within Class A of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities in accordance with Policies G2, CON7 and C2 of the South Oxfordshire Local Plan.

That, there shall be no raising of ground levels within area liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy EP5 of the South Oxfordshire Local Plan.
