Reason: To safeguard the character of the area in accordance with Policy H5 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north west elevation (side facing Powell Close properties) of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policy H5 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Classes A, B or E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no development within those classes shall take place on the site unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect the character of the area and to ensure the development is not unneighbourly in accordance with Policies GB2 and H5 of the adopted South Oxfordshire Local Plan.

Reason: To safeguard the character of the area in accordance with Policy GB4 of the adopted South Oxfordshire Local Plan.

That the line of the terrace wall shall be realigned to ensure that a satisfactory protection zone can be provided for the walnut tree to the south west of the dwelling. The protection zone shall be that recommended in BS 5837: Trees in relation to Construction 2005 and details of the realignment shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development on the site. Adequate protection measures for the trees to the south west of the house in accordance with BS 5837 shall be put in place prior to any works on the site including any demolition and shall remain in place during the course of construction. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
