That, having regard to the small size, design and form of the existing Grade II listed building, the proposal to add an overly large extension with unnecessary detailing and inappropriate materials would represent an unacceptable form of development out of keeping with the character of the listed building contrary to Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That, having regard to the excessive size, design and detailing of the extension, the proposal would represent an unacceptable form of development that would affect the setting of the neighbouring Grade II listed building, The White House, contrary to Policy CON5 of the South Oxfordshire Local Plan.

That, having regard to the small size, design and form of the existing Grade II listed building, the proposal to add an overly large extension with unnecessary detailing and inappropriate materials would represent an unacceptable form of development that is harmful to the countryside character of the Green Belt, contrary to Policies GB2 and H13 of the South Oxfordshire Local Plan.
