Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G4 and H4 of the adopted South Oxfordshir Local Plan.

That the parking provision shall be as shown on the deposited drawing (received 13.3.07) with parking places annotated as 1 on the plan for use by the new dwelling hereby permitted and those annotated as 2 on the plan for use by no 44 Glebe Road all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to comply with policies G2 and T1 of the adopted South Oxfordshire Local Plan.

Given that the proposed dwelling is to be occupied by a family member (as confirmed in agent's e-mail of 6 February 2007) there is no requirement to subdivide the plot in such circumstances. However, if and when the dwelling is occupied by/or sold to a non family member, the plot shall be subdivided as per plan received on 13 March, 2007 and thereafter retained as such. Reason: To provide a separate front and rear garden area for each property and to protect the amenities of the occupiers of the new dwelling and to comply with policies G2 and H4 of the adopted South Oxfordshire Local Plan.
