That having regard to the location of the existing garage and its relationship with the existing windows in the side elevation of 79 Gidley way, the proposal to provide a first floor extension represents an unacceptable and oppressive form of development that would be detrimental to the residential amenity of the occupants of 79 Gidley Way. As such the proposal would be contrary to Policies G2 and H13 of the adopted South Oxfordshire Local Plan.

That having regard to the design details of the proposed extension, the proposal represents an unacceptable form of development that does not relate well to the character and appearance of the existing property and would be detrimental to the visual amenity of the area. As such the proposal would be contrary to Policies G2 and H13 of the adopted South Oxfordshire Local Plan and the advice contained in Sections 4.4 and 4.6 of the approved South Oxfordshire Design Guide.
