That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

A sample brick panel with mortar courses shall be constructed on site for inspection and shall be approved in writing by the Local Planning Authority prior to development commencing. Reason: To ensure that the details of the design are satisfactory and to safeguard the character of the area in accordance with Policy H5 of the South Oxfordshire Local Plan.

The windows shall be painted timber and detailed drawings at a scale of 1:10 shall be submitted to and approved in writing by the Local Planning Authority prior to development commencing. Reason: To ensure that the details of the design are satisfactory and to safeguard the character of the area in accordance with Policy H5 of the South Oxfordshire Local Plan.

The slab levels of the dwelling shall be submitted to and approved in writing by the Local Planning Authority prior to development commencing. Reason: to ensure the development is not unneighbourly in accordance with Policy H5 of the South Oxfordshire Local Plan.

The two apple trees on the site shall be retained and a scheme detailing tree protection in accordance with BS5837:2005 for the trees to be retained on site shall be submitted prior to the commencement of works and implemented during construction. Reason: To protect local amenities in accordance with Policy H5 of the South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings in accordance with Policy H5 of the South Oxfordshire Local Plan.
