That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory for a development in a Conservation Area and to comply with Policies G2, H13 and Con 7 of the adopted South Oxfordshire Local Plan.

That notwithstanding the detail submitted on plan ref H.06.10/02 the walls of the proposed extension hereby approved shall be finished in stone. A sample of the stone shall be submitted and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory for a development in a Conservation Area and to comply with Policies G2, H13 and Con 7 of the adopted South Oxfordshire Local Plan.

That the natural stone to be used in the construction shall be laid with a traditional lime mortar mix and in a random rubble pattern with the joints finished with flush bagged pointing. Reason: To ensure that the details of the development are satisfactory and to comply with policies G2 and Con 7 of the adopted South Oxfordshire Local Plan.
