That the site lies within the Northbourne Conservation Area and, having regard to the location of the site in relation to existing surrounding development, its narrow width in relation to the width of the proposed dwelling, the proposal would result in a cramped, intrusive and incongruous form of development which would detract from the character and visual amenity of the area contrary to Policies G2, CON7 and H4 of the adopted South Oxfordshire Local Plan 2011.

That, having regard to the relationship between the proposed dwelling and existing surrounding development, the dwelling would be overlooked by adjoining property, resulting in unsatisfactory standards of residential amenity for existing and future occupiers, contrary to Policies G2, D4 and H4 of the adopted South Oxfordshire Local Plan 2011 and BP5 of the South Oxfordshire Design Guide.

That, having regard to the size and scale of the proposed dwelling and the details of design the proposal would result in an incongruous form of development which would detract from the character and appearance of the area contrary to Policies G2, CON7 and H4 of the adopted South Oxfordshire Local Plan 2011.

The application lacks any information on the conservation and efficient use of energy, water and materials through its siting landscaping, building design, use of materials, layout and orientation. As such, the proposal would be contrary to Policy D8 of the adopted South Oxfordshire Local Plan 2011.
