Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a sample of the brick to be used for the external walls of the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That a scaled drawing and details of the finish of the rooflight hereby permitted shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the character and appearance of the dwelling and Conservation Area in accordance with Policies H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That further details of the new windows permitted to the side elevation of the original dwelling shall be submitted at a scale of 1:20 and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the character and appearance of the dwelling and surrounding Conservation Area in accordance with Policies H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
