Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.

That samples of the stone roofing tiles to be used in the construction of the roof and of the render colour for the walls shall be submitted to approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the character and appearance of the Wheatley Conservation Area in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.

That the walls shall be pointed using lime-based mortar mix. Reason: To safeguard the local character of the area in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.

That joinery details for the new windows and roof lights shall be submitted to the Local Planning Authority at 1:20 scale and approved in writing prior to the works commencing. Reason: To safeguard the character of the existing building in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.
