Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to the commencement of works, a full schedule of works must be submitted to and approved by the Local Planning Authority . This should specify remedial action proposed to the exterior and interior of the building, particularly regarding the replacement of roof timbers and repairs to the timber frame. In addition the Schedule of Works should also confirm specifications for external and internal lime mortar pointing and plastering/rendering. Reason: To ensure that the details of the development are satisfactory and to comply with policies G2 , CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with policies G2, CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:20 and 1:5 has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with policies G2, CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of works, details of rainwater goods, flues and vents shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with policies G2, CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of development, details of the paint type and colour to be used shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with policies G2, CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of works, details of the proposed new fireplace shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with policies G2, CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development a sample panel of brick/lime pointing shall be erected and approved in writing by the Local Planning Authority. The walls of the extension shall comply with the approved sample. Reason: To ensure that the details of the development are satisfactory and to comply with policies G2, H12, CON 2, CON 3 and Con 7 of the adopted South Oxfordshire Local Plan.

No development shall take place until a professionally competent archaeological organisation approved in writing by the Local Planning Authority has been commissioned to carry out a watching brief during the period of construction works. The watching brief shall preserve by record any archaeological features that may arise in the course of the workd and shall include limited archaeological excavations where necessary and the retrieval of artefactual evidence. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site and to comply with polcies G2 and CON 11 of the adopted South Oxfordshire Local Plan.
