That having regard to the siting, design and scale of the dwellings, the proposal would result in a cramped form of development that is out of keeping with the established character of the area, contrary to provisions of the adopted South Oxfordshire Local Plan 2011, Policies G6, D1 and H4 and South Oxfordshire Design Guide, Guidelines BP1, BP2, BP3, BP4, BP5.

That having regard to the scale of the proposed development, siting on the plot and its proximity to neighbouring properties, the proposal constitutes development that has an unsatisfactory relationship with neighbouring dwellings and would be overbearing and dominant. As such, the proposal would detract from the residential amenity of the occupants of 51 and 53 Papist Way, contrary to the provisions of the adopted South Oxfordshire Local Plan 2011, Policy H4.
